I had to replace another chair mat that cracked and got holes in it right where the wheels of my chair sit. I haven't had it long enough to know how well it holds up over time, about discoloring, or cracking.

I have a problem with the rolling surface where I expected my desk chairs to roll smoothly and they do not. It is very hard to roll the desk chair on the mat surface. The mats do protect the hard wood floor although if the mat is not anchored partially under a desk it will slide & the mat does protect a carpeted floor.

The last time we bought a chair mat, round was available, which fit our corner desk MUCH better than this mat. We had to cut the front corners in order to get it far enough under the desk to perform properly. Also, the Durometer of the vinyl is a bit too low for the application.
